How do I reserve the clubhouse?

Republic Services picks up garbage every Tuesday unless there is a holiday. They typically publish their revised schedule on their website.

Residents may own up to a maximum of two domesticated pets. Pets can weigh no more than 25 lbs. Residents are responsible for cleaning up after their pets in/around public areas.

When and where are the board meetings?

Board meetings are held monthly at the clubhouse. These are closed meetings to board members only. However, if you would like to address the board, please contact BAM, Inc. for scheduling.

For snow accumulation over two inches, the Board makes the determination on whether or not to contact our snow removal services. The Board also has the option to have a Calcium application applied for an additional service charge.

What is My Green Condo and why should I use it?

My Green Condo Inc. is an online property management service provider offering a new platform "MGCOne" for conducting Association business. The MGCOne platform will feature comprehensive functions (including mobile applications) that will assist the Association in improving communication, transparency, and efficiency within the Community.

All residents are entitled to use the pool. Residents can invite up to 4 guests but must accompany guests at the pool.

How can I become a member of the board?

Nominations for available positions are held in October at the annual resident board meeting. Candidates must be nominated by another resident of the community. Each resident then votes on which candidates are elected.

Are there sharks in the lake?

We really don't know but we haven't seen any sharks.

Can I swim or put a watercraft in the lake?

Arrowhead Bay Lake is privately owned and permission to use it requires an annual fee.

When is the annual meeting?

The Annual Meeting is held in October of each year. Nominations for Board Member positions can be accepted prior to or at the Annual Meeting. Unit Owners may nominate themselves or be nominated by another Unit Owner. Elections are then held that evening to fill the positions that are up for election. There is a staggered rotation on Board Member seats; therefore, in any given year, there are typically 1 or 2 seats up for election. Current Board Members may re-run for their seat if they so choose.

When were the condos built ?

1st Amendment 1994. 9th Amendment 2000. Units were built by Randy Walter (RDW Construction).

Is the lake man-made or natural?

The lake is a man-made destination resulting from the Arrowhead Lake Dam which is just under 1.5 miles outside Columbiana.

What is in the lake?

We don't know what all is in the lake but the most caught species include largemouth bass, bluegill, channel catfish, and white crappie. Various waterfowl (geese, ducks, swans, etc...) also can be seen throughout the year on the lake.

Does the HOA cover the costs to install gutter guards?

No. The unit owner may install them at their own expense with prior board approval.

Does the HOA cover the costs to replace the rubber seals around the garage door?

No. It is the homeowner's responsibility to pay the costs for seal replacement.

Where can I find information on what the HOA Board is spending money on for the AB community? What are the monthly expenditures?

Contact BAM and they can provide Income Statements for the requested periods.

How do I go about getting a tree cut down or trimmed?

Typically the HOA Board does a walk through every Fall. Trees are identified to either be removed or trimmed. If a resident has a request to have tree work done, the work will be scheduled during the Fall review process. The HOA Board will determine the work to be done on the trees, either trimmed or to be removed. If the resident does not want to wait until the Fall review process, the resident has the option to pay for the tree service to be performed with HOA Board Approval. The resident must submit a photo of the tree to the HOA Board prior to any service being done.
